Typical New Home Sales Process: The home builder pays a certain designated
and predetermined sales commission (4% to 6%) to the buyer’s
Realtor® when it is sold regardless of the negotiated terms and
sales price with any new home. If you have your own Realtor who represents
your interests, then (1) the onsite agent agrees to split their builder
paid commission with your agent (called a Realtor co-op split) or
(2) The builder pays your Realtor from their separate advertising
fund. This is a form of advertising to homebuilders, as it encourages
Realtors to bring their buyers to the builders' new home subdivisions.
The second is the more the typical process. If you don't have your
own Realtor, the onsite agent or the builder retains this fee. It
is not passed onto you as a savings on the home price. These funds
are dedicated solely for the Realtor bringing a customer. Be savvy
and don't let it this advantage go unused!
Note: Although the onsite agent may be courteous
to you, it’s
important to know that they represent the builder…not you. Be an educated consumer, protect yourself and don’t leave yourself
vulnerable.

a FREE service to you, the buyer. You will still receive all discounts
and/or incentives offered by any homebuilder or resale as well as
use any mortgage company you prefer. Through expertise, a good Realtor
can get more for you than you might be able to get on your own as
we know and understand the builder’s we work with.
Our services are not intended to solicit homebuyers who already
have an “agreement" or are already “working” with
an agent from another real estate company. Many Realtors work
solely from the Multiple Listing Service and choose not to specialize
in new construction. They may not be knowledgeable of our new
communities and hence, have not shown them to you.
North Florida New Homes would be more than happy to work with you
to find your new home even if you are already working with another
Realtor. We would only ask that your agent contact us directly
and agree to accept a referral fee from our commission for your
business.
Note: North Florida New Homes works diligently to locate and bring
you these new homes in Greater Jacksonville. We spend hours researching
builders and neighborhoods with great investment potential. Our
corporate philosophy is to save the information regarding our new
homes (location, builder, community, etc.) for those customers
who are sincerely interested in working with us. If you are already
working with a Realtor (or maybe intend not to), we respectfully
ask that you not inquire about details on a new home only with
the intention to “pass” the information to your current
agent. Realtors are paid only if they register that customer
with the builder and procure the transaction. We hope you will
